Online Rental Application

  • Agreement Terms and Conditions

    • End units may have a higher rental. Speak with the Waverley Pointe’s corporate office regarding availability and rental value upon approval of your application.
    • Smoking or holding lighted tobacco in any enclosed part of the apartment building including the apartment suite or within 8 metres from any exterior wall of the apartment building is prohibited.
    • Up to a total of one cat or small dog as pet and pets fully encaged are allowed.
    • No clothes allowed on balconies.
    • No changes allowed to the structure of rental units once rented.
    • No loud music or large gatherings allowed.
    • Parking:
      • Each unit has a garage and driveway for total of 2 vehicles parking. All other cars can be parked at Shahi Street outside the complex.
      • Complex does have visitor parking.
      • All other cars parked in non-designated parking spaces within the complex are subject to tow without notice.
    • All units and tenants are subject to condo Corp bylaws.
    • Applications are reviewed in the order they are received.
    • One application is reviewed at a time.
    • Our leases are for the full twelve months, unless otherwise noted, and may not be cancelled.
    • It is your responsibility to speak with the Waverley Pointe’s corporate office regarding the status of your application.
    • A $40.00 charge will be applied to the applicant if funds are returned and deemed insufficient for any reason.
    • Waverley Pointe requires a 2 year residence and employment record. If you have no previous rental history or are under the age of majority, you may be required to provide a co‐signer at Waverley Pointe’s Request.
    • Deposit:
      • This application must be accompanied by a security deposit. Deposit is calculated as 50% of the first month's rent.
      • The acceptance of a security deposit does not mean that your application to rent has been approved. An approval can only be made by an administrator of Waverley Pointe’s corporate office.
      • If your application is declined, the security deposit will be refunded in full.

    • If a tenant(s) vacates suite before the lease expiry date, he/she is responsible for rent until suite is rerented/assigned. A $75.00 assignment fee will also be charged if a tenant vacates before the expiry date.
    • Rent is due on the first day of the month. Late fees begin on the second business day after rent is due at an additional charge of $10.00 plus $2.00 per day until rent is paid in full.
    • CONSENT: I/We authorize Waverley Pointe to obtain such factual and investigative information regarding me (us) as may deem necessary for its purpose and consent to it making inquiries of others to enforce its rights, or the rights of a property owner, under any tenancy agreement including for the collection of a debt owed.
    • Waverley Pointe will obtain your personal information, in confidence, until a reasonable period of time of your tenancy (if approved) has ended. By submitting this application, you consent to the use of your personal information and you authorize the disclosure by/to third parties, including any of your prior landlords, of your credit information and your rental history to Waverley Pointe.
    • If for some reason, your application is declined, you will get full refund of your deposit. If your application is approved and you change your mind after the approval, then there will be NO REFUND.
